We are not a limited service, do-it-yourself brokerage group. You receive full service and much, much more and you pay a commission based on the specific services you select.

We can do this because Casa Tierra Realty is independently owned and operated. Casa Tierra Realty is locally owned, so you know with whom you are doing business, and it’s not a corporation buried five layers deep. In addition to being independent, the Brokers of Casa Tierra Realty are innovative and think outside the box, using new and different advertising and marketing approaches, better time management and advanced use of technology to give you better service.

In addition to the basic service standards inherent in any listing, we offer various scenarios that seek to serve you better. Even if we disagree, you will understand that our recommendations are our sincere professional diagnosis to your real estate challenges. Once we describe the options available to you, you choose the level of marketing participation that works best for you to reach your objective, and the commission is based on your choice of services.

IT’S NOT ABOUT US – IT’S ABOUT YOU!

THE FOLLOWING IS A LIST OF THE SERVICES YOU CAN EXPECT US TO PROVIDE.

Our normal services and due diligence (that any brokerage should provide when representing a client’s property), no matter what the commission structure is, include:

  1. Prepare and use a proper Realtor® approved listing agreement and all other forms approved by the Realtors Association of New Mexico (RANM). This is important since some companies, large and small, try to use their own forms, for listing and buying, prepared by their own attorneys. It is commonly referred to in some circles as CYA.
  2. Explain and procure the Owner/Seller’s completed RANM Property Disclosure Statement or refusal thereof.
  3. Explain and procure the Federal Lead-Based Paint Addendum form, if applicable.
  4. Procure a preliminary title binder from the title company on the property.
  5. Procure existing survey plat or improvement location report (ILR), if available.
  6. Collect Association, Homeowner or Condo documents, if applicable.
  7. Procure well documents, if available.
  8. Procure septic documents that concur with New Mexico’s new septic rules, effective September 1, 2005, and arrange inspection of same.
  9. Procure road documents, if applicable and available.
  10. Procure applicable financial information on the property, i.e. association dues, transfer fees, etc.
  11. Procure tax information pertaining to the property.
  12. Procure a utility bill summary.
  13. Place property data in MLS (Multiple Listing Service) using all available information, including room dimensions and square footage (if available), subdivision name, schools, year built, builder if available, correct map location, legal description if available, complete features section, clear ‘showing instructions’, full use of the Remarks section.
  14. Place lockbox on property in a convenient, accessible location when agreeable with seller.
  15. Place appropriate Casa Tierra Realty sign on property in a clearly visible but unobtrusive location when possible.
  16. Set up showing parameters with property owners.
  17. Arrange showings, and give property owners feedback on showings.
  18. Present and review purchase contracts, negotiate contracts, addendums, counter offers, etc.
  19. Set up, monitor and follow through with closing.
  20. Review settlement statement with the property owner.

ONCE YOU LIST YOUR PROPERTY WITH CASA TIERRA REALTY THE WHEELS ARE IMMEDIATELY SET INTO MOTION. WITHIN THE FIRST FIVE DAYS THE FOLLOWING WILL OCCUR:

MLS

We submit the property into the MLS (Multiple Listing Service) system in both Santa Fe and the Albuquerque area.

Sign and Lockbox

We place a Casa Tierra Realty sign and lockbox on the property for the convenience of showing your home. The Casa Tierra Realty sign stands out from all other signs, attracting prospective buyers. National statistics show that 20% of all actual buyers come from “For Sale” signs.

Photos

Exterior and interior photos of your property are taken and used on market pieces and are included in the MLS, the exclusive www.casatierrarealty website, your own web page and other web advertising including the National Association of Realtors® website www.realtor.com.

Fact Sheet/Brochure

We prepare a personalized fact sheet that includes the features and benefits of your property for real estate brokers to use with potential buyers. These sheets are placed in your home for showings. We prepare flyers to be placed on the sign for potential buyers who drive by your property.

MLS Tour

We schedule your property on the first available MLS property tour. This is an outstanding opportunity to provide your property excellent exposure to Realtors® who are members of MLS in Santa Fe.

Showings

Brokers from our company, as well as our cooperating brokers, will want to show your home. Showings will be scheduled according to the Showing Instructions you and your Listing Broker have agreed upon.

Follow-up on Showings

We will follow-up with brokers who have shown your property to establish interest and elicit any meaningful feedback, and then pass this information along to you.

Showing Log

A showing log which records every time a property is shown is prepared for all our listings. At any given time, a report can be printed for you with a list of the showings on your property, the date, including the salesperson and their office name.

Marketing

We will publish well-written text with quality graphics for your property, including announcements for new listings, price reductions and open houses. In addition, your listing will be included in our effective and comprehensive Casa Tierra Realty website (casatierrarealty.com). Depending on the marketing plan you have chosen, each time an advertisement is placed on your property, you will receive a notification from us informing you of the ad placement and publication date.

Represent You

We will represent your interests upon presentation of all contracts by the cooperating brokers and help in negotiating the best possible price and terms for you.

Sunday Open Houses

Depending on the marketing plan you have chosen, your broker will arrange to hold open house. This allows potential purchasers to view your home at their convenience.

Along with the items listed in the Marketing Plan you choose, we will:

Pre-Qualify Buyers

When possible, all prospective buyers are pre-qualified, in an effort to show your home only to those who have the interest and ability to buy.

Market Updates

We will continually communicate with you on the market, your property and review strategies regarding changes in the local real estate market and the effect on your property.

A Successful Closing

We will facilitate a successful closing by networking closely with the cooperating broker, lenders, appraisers, inspectors, surveyors, title companies and other real estate-related professionals to insure a scheduled closing with the least amount of stress to you.
